OneAlpha offers two main options inside our flagship park — ready-to-move Grade-A warehouses and industrial sheds for lease, and Built-to-Suit (BTS) factories for tenants with custom specifications. Saleable industrial land parcels are also available. Sizes range from sub-50,000 sq.ft. units up to multi-lakh sq.ft. campuses, with on-site worker housing available.

Oragadam offers direct NH-4 and SH-57 access, sits inside Chennai’s largest industrial belt with 22+ Fortune 500 neighbours, and is ~55 km from both Chennai Port and Chennai International Airport. The established industrial ecosystem ensures skilled labour, reliable utilities, and a mature ancillary supplier base from day one.

Yes — OneAlpha offers both ready-to-move industrial sheds and Built-to-Suit (BTS) factories at our flagship park. Because the land is procured and DTCP approvals are already in hand, BTS projects typically move from design lock to handover in 9–14 months, depending on facility size, MEP scope, and tenant specifications.

The flagship park has completed land procurement, holds full DTCP (Directorate of Town and Country Planning) approval, and has obtained Environmental Clearance (EC) for the Devariambakkam site. This eliminates the 12–18 month approval delay tenants typically face when building elsewhere in the corridor.

OneAlpha’s park is engineered for automotive and EV manufacturing, FMCG and consumer goods, e-commerce and last-mile fulfilment, pharma and healthcare, electronics and high-tech, renewable energy and solar manufacturing, and 3PL/logistics operators. The infrastructure — FM2 flooring, IGBC Platinum certification, 100 kVA per lakh sq.ft. power, integrated worker housing — supports all seven sectors.
